In the first half of 2026, Texas's real estate market has displayed remarkable resilience, with home sales rising by an astounding 15% compared to the previous year, according to the Texas Real Estate Research Center.

As the state continues to attract businesses and residents alike, the demand for residential properties in key urban areas such as Austin, Dallas, and Houston has skyrocketed. Data indicates that the median home price in Austin has surged to $550,000, a significant jump from $480,000 just a year ago. This trend reflects not only the growing population but also the influx of technology companies establishing their headquarters in the area.

"Texas remains a land of opportunity, drawing individuals seeking both jobs and a high quality of life," says Dr. Jim Gaines, chief economist at the Real Estate Center at Texas A&M University. "The growth in our tech sector is a primary driver of the residential market dynamics we are witnessing. People want to live where they work, and Texas offers that in abundance."

In Dallas, the average home price has risen to $420,000, reflecting a 12% increase year-over-year, fueled by a vibrant job market and the expansion of corporate giants such as American Airlines and AT&T. Meanwhile, Houston's housing market has also maintained robust activity, with prices hitting an average of $350,000, largely due to a diversifying economy post-oil boom.

Despite rising prices, the demand shows no signs of tapering off. In May 2026, the number of homes sold in Texas reached 35,000, up from 30,000 in the same month last year, highlighting the competitive nature of the current real estate landscape.

A contributing factor to this growth is the ongoing migration from states with higher living costs. Families and young professionals alike are making the move to Texas, drawn by the prospect of more affordable housing, favorable tax policies, and a burgeoning job market. The state has welcomed more than 300,000 new residents in the last year alone, further intensifying the demand for housing.

Looking ahead, real estate analysts predict that the upward trajectory of the Texas housing market will continue, albeit at a more moderated pace. "We can expect to see a continued increase in prices, but possibly at a more sustainable rate as developers ramp up their construction to meet this unprecedented demand," concludes Dr. Gaines.
