As the Texas housing market navigates through a turbulent economic landscape, recent data suggests a potential stabilization in home prices and sales.

According to the Texas Real Estate Research Center, home prices in major metropolitan areas such as Austin and Dallas have plateaued, showing a modest increase of just 1.5% year-over-year in Q2 2026. This marks a significant shift from the rapid appreciation seen in previous years.

The median home price in Austin currently stands at $485,000, while Dallas follows closely at $425,000. These figures represent a stark contrast to the double-digit increases witnessed during the pandemic era. Experts suggest that rising mortgage rates, which have climbed to an average of 7.5%, are cooling the market.

“Buyers are becoming more discerning, and many are opting to wait for more favorable conditions,” says Dr. Mark Dotzour, Chief Economist at the Real Estate Center. “While demand remains steady, affordability continues to challenge many potential homeowners.”

In response to these market conditions, builders are increasingly focusing on affordable housing developments. Recent initiatives in Houston have led to the construction of over 1,200 new units aimed at lower-income families, supported by a $50 million grant from the Texas Department of Housing and Community Affairs.

Despite these efforts, the persistence of high construction costs and supply chain issues continues to pose challenges. The National Association of Home Builders reports that material costs have risen by 15% in the past year, exacerbating the affordability crisis.

Furthermore, the ongoing influx of new residents to Texas keeps demand high. The U.S. Census Bureau reports that Texas gained over 1 million new residents from 2020 to 2025, making it the fastest-growing state in the nation.

As we move toward the second half of 2026, analysts predict that the market may further stabilize if interest rates begin to ease. “Any dip in rates could reignite buyer interest, especially among millennials looking to enter the market,” adds Dotzour.
