“We are seeing a substantial slowdown in mortgage applications as borrowers react to the higher rates,” said Tom Sullivan, CEO of Houston-based Lone Star Bank. “Our focus is now on ensuring we continue providing competitive loan options without sacrificing our margins.”
In Central Texas, the situation is exacerbated by rising home prices, which have increased by nearly 15% over the last 12 months in cities like Austin. The higher cost of borrowing is expected to further dampen housing market activity, leading to potential declines in home sales.
Banks are also tightening their lending criteria, with many asking for larger down payments and more stringent credit requirements. According to a recent survey by the Texas Bankers Association, approximately 70% of banks have adjusted their lending standards in response to the changing economic landscape.
Moreover, commercial banks are closely monitoring their portfolios to assess the potential impact of rising rates on loan performance. In a press conference last week, Dallas Federal Reserve President Lorie Logan emphasized the need for institutions to remain vigilant. “The effects of our monetary policy will ripple through the economy, and banks must be prepared for any volatility,” she stated.
