According to the Houston Association of Realtors, luxury home sales—defined as properties priced at $1 million and above—increased by 18% compared to the same period last year. The median sales price for luxury homes reached $1.2 million in July 2026, reflecting strong demand in upscale neighborhoods such as River Oaks and The Woodlands.

Real estate broker, Emily Vargas, noted, “We are witnessing a shift where buyers are increasingly looking for space and amenities, especially in the post-pandemic era.” This trend has fueled interest in larger homes featuring home offices, outdoor spaces, and recreational facilities.

The growth in the luxury segment is also being supported by an influx of affluent buyers migrating from other states. Reports indicate that nearly 30% of luxury home buyers in Houston in 2026 are from California and New York, lured by Texas's favorable tax climate and relatively lower cost of living.

Yet, while luxury sales soar, the overall housing market in Houston is still grappling with affordability issues. The average home price in Houston rose to $375,000, up 7% from the previous year, exacerbating the challenges faced by many first-time buyers.

In response to this dichotomy, local authorities are exploring initiatives aimed at increasing affordable housing stock. City officials are working to implement zoning changes that facilitate the development of mixed-income communities.
