According to the Dallas Area Real Estate Market Report, sales in June 2026 increased by 15% compared to the same month last year, with the median home price rising to $425,000. The report indicated that homes are now selling 10% faster than in 2025, with many properties receiving multiple offers within days of listing.
Industry experts attribute this rapid pace to a significant shortage of available homes, which has dropped to a two-month supply — well below the six-month threshold that typically indicates a balanced market. “Inventory levels are critically low, which is squeezing the market and driving prices upward,” noted Jennifer Becker, a local real estate agent with Compass Real Estate.
The demand remains strong despite rising interest rates, with many buyers eager to secure properties before prices increase further. First-time homebuyers, in particular, are facing challenges as they compete against seasoned investors and cash buyers.
To alleviate some pressure, developers are ramping up construction. However, supply chain disruptions have delayed many projects, leading to further frustration among prospective homebuyers. “We’re pushing for more streamlined processes and support from the city to expedite approvals,” remarked Tom Rodriguez, President of the Dallas Builders Association.
The rental market is also feeling the effects of this surge. With rental prices climbing to an average of $2,350 per month, many residents are reevaluating the feasibility of purchasing a home versus continuing to rent.
As the Dallas housing landscape shifts, experts warn that without significant investment in affordable housing, the city risks exacerbating its housing crisis, particularly for low- to middle-income families.
The continued increase in home sales and prices raises questions about sustainability, particularly if economic conditions shift. Nevertheless, for now, the Dallas real estate market shows no signs of slowing down.
