In 2026, the number of multi-family units under construction in the DFW market has reached a staggering 25,000, marking a significant increase from the 18,000 units recorded the previous year, according to a report from Dallas Real Estate Insights.

The demand for rental properties in the area has been fueled by a combination of factors, including job growth, an influx of newcomers, and escalating home prices that have made homeownership increasingly unattainable for many residents.

“The DFW area continues to attract a diverse population, and with that comes the need for more affordable housing options,” said Emily Johnson, a senior analyst at Dallas Real Estate Insights. “Developers are responding to this demand by ramping up multi-family projects.”

Among the projects gaining traction is the Laurel at Kessler Park, a new luxury apartment complex set to offer over 300 units in West Dallas. The complex is designed to cater to young professionals and families seeking modern amenities in a competitive market.

Rental prices in DFW have increased by 5.2% over the past year, with the average rent now hovering around $1,850 per month, yet the demand for new developments remains strong. This is indicative of a market that is adapting to the shifting needs of residents.

Investors are also taking notice, with an uptick in funding for multi-family projects. The recent acquisition of a portfolio of multi-family properties by Blackstone Group for over $500 million underscores the growing interest in DFW as a prime investment destination.

“This is just the beginning,” Johnson noted. “We expect to see continued growth in the multi-family sector as Dallas-Fort Worth solidifies its position as one of the fastest-growing metropolitan areas in the country.”
