According to the latest report from the Texas Real Estate Research Center, luxury home transactions in DFW increased by 15% in the first half of 2026 compared to the same period in 2025. The report highlights that homes priced over $1 million now account for 12% of all residential sales in the area, up from 10% last year.
"The demand for luxury homes remains robust as buyers are drawn to the area’s strong job market and quality of life," said Dr. Jim Gaines, Chief Economist at the Texas Real Estate Research Center. "Despite rising interest rates and inflation concerns, affluent buyers are taking advantage of the opportunities in our market."
The report also identified North Dallas and West Plano as the hottest neighborhoods for luxury purchases, with average sale prices exceeding $1.5 million. Prominent developments, such as The Estates at Stonebriar and The Hills of Kingswood, have attracted a wave of buyers eager to invest in upscale properties.
The surge in high-end real estate transactions is not limited to DFW. Cities like Austin and Houston have also reported increased activity in the luxury segment, with Austin seeing a 10% rise in homes priced above $1 million in the same timeframe. Luxury developments like the Residences at the W Austin and The River Oaks in Houston have contributed to this trend.
Analysts attribute the growth to several factors, including an influx of tech companies and high-income professionals relocating to Texas. "The state's favorable business climate and no state income tax are huge incentives for wealthy individuals and families," said Mark Tatum, a real estate agent with Compass in Dallas.
Moreover, the luxury market is now competing less with the typical single-family home market, which has seen a slowdown due to rising mortgage rates. With many buyers opting to sit on the sidelines in the face of increased borrowing costs, luxury buyers are finding less competition when making their purchases.
As the economy continues to demonstrate resilience, industry experts predict that the luxury segment will remain robust for the foreseeable future, making DFW an even more attractive destination for affluent homebuyers.
