The Dallas-Fort Worth (DFW) housing market is showing signs of stabilization after a period of rapid growth and escalating prices, with the median home price holding steady at approximately $420,000 as of July 2026.

Following a remarkable spike in home prices that saw increases of over 15% year-over-year in 2022 and 2023, the market has begun to cool as interest rates have risen and economic uncertainties loom. The Federal Reserve's decision to maintain a benchmark interest rate of 5.25% has dampened some buyer enthusiasm, leading to a more balanced market.

Real estate professionals in the area report a significant shift in buyer behavior, with many prospective homeowners opting to wait rather than compete in bidding wars. “We’ve seen buyers become more cautious, and that’s resulting in fewer homes selling above list price,” noted John Adams, a real estate agent with Keller Williams in Fort Worth.

Inventory levels are also on the rise, with more than 30,000 homes currently listed on the market, up from 25,000 at the same time last year. This increase in supply, coupled with reduced demand, has helped create a more sustainable environment for homebuyers.

Despite the cooling market, certain suburbs near Dallas, such as Frisco and McKinney, continue to attract strong interest due to their excellent school districts and community amenities. “Families are still looking for quality neighborhoods, and DFW has a lot to offer,” said Linda Roberts, president of the North Texas Real Estate Association.

The rental market is also experiencing shifts, with rental prices stabilizing, and in some cases, even decreasing, as landlords adjust to the changing dynamics. The average rent for a two-bedroom apartment in DFW now stands at $2,200, down from $2,350 earlier this year.

While the current landscape presents challenges for sellers, it is viewed positively by many homebuyers who had previously been priced out of the market. As the DFW area continues to grow and evolve, experts believe that the region will maintain its appeal due to its robust job market and diverse economy.
