After years of uncertainty exacerbated by the pandemic, Texas's commercial real estate market is experiencing a notable resurgence.

According to the latest report from CBRE Group, the commercial real estate sector in Texas has seen a 15% increase in transaction volume in the first half of 2026 compared to the same period last year. This resurgence is particularly evident in major urban centers such as Houston and Dallas, where vacancy rates have decreased, signaling a renewed interest from businesses.

In Houston, the office market is rebounding as companies begin to finalize return-to-office plans. The city’s office vacancy rate has dropped to 18%, a significant decline from the peak of over 25% during the pandemic. “We are witnessing a shift as businesses adapt their workspaces to enhance collaboration while still allowing for remote flexibility,” remarked David Chen, senior vice president at CBRE.

Retail development is also gaining traction across Texas, with new projects emerging in suburban areas. In Frisco, a rapidly growing suburb of Dallas, plans for a new mixed-use development featuring over 300,000 square feet of retail and dining space are underway, aimed at accommodating the area's expanding population.

Investment activity in the commercial sector is robust, with institutional investors increasingly targeting Texas properties. Data shows that institutional capital inflows have surged by 20%, driven by the state’s economic resilience and favorable business climate. “Texas continues to be a top destination for investors seeking stable returns,” noted Karen Williams, a partner at Hines.

Despite the positive trends, challenges remain. Rising construction costs and supply chain disruptions have made it difficult for some developers to stay on schedule. Additionally, interest rate hikes could pose a threat to future investment activity. “While we are optimistic about the recovery, we must remain vigilant regarding external economic pressures,” added Chen.
