However, not all hope is lost, as many landlords are innovating to attract tenants. “We are seeing a shift towards flex spaces and amenities that support hybrid work models,” stated Elizabeth Henson, a leasing agent at CBRE.
Additionally, companies are increasingly seeking environments that promote collaboration and employee well-being. The recent opening of The Union in Dallas, a mixed-use project with wellness-focused amenities, indicates a clear pivot within the sector. “This is the future of office space,” Henson continued. “Companies want to create attractive environments to entice employees back to the office.”
Real estate investment trusts (REITs) specializing in commercial properties are also adapting. Black Creek Group recently announced a $200 million investment in transforming underutilized office spaces into urban residential units. This move is part of a growing trend to repurpose commercial spaces as housing demand remains strong.
According to a report from JLL, retail spaces are also evolving. With online shopping steadily rising, retail landlords are reimagining their properties. New concepts, such as experiential retail and community hubs, are taking center stage. “The key is to create a destination rather than just a shopping venue,” said Liam Walsh, an analyst at JLL.
As the landscape continues to shift, industry analysts are optimistic about the long-term potential of Dallas's commercial sector. “While we face challenges today, the adaptability of our real estate market reinforces our resilience,” concluded Henson.
