San Antonio is making strides in addressing its affordable housing crisis as costs continue to rise and pressure mounts from advocates and residents.
With the median home price in San Antonio reaching $350,000 in 2026, up 12% from 2025, local officials are prioritizing initiatives aimed at increasing the availability of affordable housing. In response to the growing need, the City Council has allocated $30 million towards affordable housing projects this year.
“We recognize the urgency of the situation,” said Councilwoman Maria Martinez, chair of the Housing Committee. “It is our responsibility to ensure that all San Antonio residents have access to safe and affordable housing.”
One of the key initiatives includes a partnership with local developers to construct 1,500 affordable units by the end of 2027. This plan emphasizes mixed-use developments to integrate affordable housing within community spaces, promoting inclusivity.
Additionally, the council is exploring options for zoning reform that would allow for more multifamily housing in traditionally single-family neighborhoods. This could potentially double the number of available rental units in the city.
The push for affordable housing comes amid rising living costs that have outpaced wages for many residents. A recent report from the San Antonio Economic Development Foundation highlighted that the average household income has only increased by 3% over the last five years, while housing costs have soared.
“The gap between what people earn and what they need to pay for housing is widening, and it’s becoming increasingly difficult for working families to make ends meet,” stated Dr. Lisa Nguyen, an economist at the University of Texas at San Antonio.
In addition to new construction, the city is also focusing on rehabilitation programs for existing housing to ensure that current structures meet safety and quality standards. The goal is to preserve the affordable units already available while also creating new ones.
As San Antonio continues to grow, the city’s commitment to tackling the affordable housing crisis will be pivotal in ensuring that its diverse population can thrive without being burdened by excessive housing costs.
